Design Code
One of the requirements following grant of outline planning permission is for Countryside Properties to prepare a Design Code for the Clay Farm site.
Background
A good starting point and introduction to the Design Code process can be found at
www.communities.gov.uk/publications/citiesandregions/preparingdesigncodes.
In addition Cambridge City Council, in consultation with South Cambridgeshire District Council, prepared a briefing paper to assist with preparation of Design Codes entitled 'Design Codes for Major Development Sites'.
As stated in the Council’s briefing paper, the sites contained in the Areas of Major Change around Cambridge, including Clay Farm, are substantial in size and likely to be developed by a number of different house builders. The Council does not feel that a co-ordinated approach to development can be achieved solely through the traditional process of granting outline permission and approving detailed design matters at the reserved matters stage. A step in-between these stages is needed and this is where the Design Code comes in.
Preparing a Design Code is a very time-consuming task so rather than wait until outline planning permission is granted, it was necessary to start work on the Design Code early. So Countryside Properties are in the process of preparing the document with essential input from the City and County Councils together with other key parties such as the Environment Agency, to ensure that the document works in all respects.
A consultation event with key stakeholders took place on 4th December 2007 and a record of this was produced and can be accessed in the Download Area.
Work on the Design Code slowed down for a while but we now plan to have it finished by March, and there will be a further Stakeholder event.
